Your Role:
As a Pre-Construction and Estimating Project Manager, you'll take the lead on business development, estimating, and pre-construction activities. Your goal is to ensure smooth project transitions and provide outstanding client service from start to finish. Your key responsibilities include:
Client and Sales Management: Create competitive budgets and estimates ranging from $1M - $5M in scope, contribute to bid calendars, and nurture strong client relationships.
Project Coordination: Work closely with the pre-construction and estimating team to gather vendor and subcontractor proposals, clarify scopes of work, and manage RFIs and submittals.
Financial Oversight: Ensure that proposals meet target gross margins, maintaining profitability throughout the buyout phase.
Brand Standards: Stay up-to-date on hotel brand standards and ADA compliance to ensure estimates align with design and operational needs.
Information Management: Conduct on-site and digital takeoffs, keep project contacts organized, and maintain accurate project records.
Client Development: Represent the company at client meetings, site visits, and project kick-offs, continuously enhancing client satisfaction and retention.
What You'll Need to Succeed:
3-6 years of experience in estimating or pre-construction in a fast-paced, deadline-driven environment.
Previous experience with general contractors or subcontractors is a plus, especially if you have hotel construction or tenant improvement experience.
A Bachelor's degree in Construction Management, Engineering, Architecture, Finance, Business Management, or a related field (or equivalent experience).
Proficiency with estimating and project management software, along with Microsoft 365 skills.
Strong communication, problem-solving, and analytical abilities.
Ability to manage complex processes with accuracy while thriving under pressure.
Willingness to travel up to 25% for site visits and client meetings.
